TOS:- I will only create single floor designs. Multi floor builds can be great but I do not enjoy creating them. If you are looking for a multi floor design I'm not the right designer for you!- You agree to issue 50% of the payment and 100% of the furniture budget before any part of the build begins, but after the concept is agreed upon. The remaining 50% of the payment is to be payed after the final approval.- After the layout is complete, you are given one opportunity to make changes or requests. However, you understand and agree that additional adjustments after accepting the layout will incur an additional fee starting at a minimum of 1 million Gil (the final additional cost will be decided based on the scope of the request and the expected timeline and costs required).- Before a build begins, you agree to ensure that your placed items and storage counts allow me to start building. Storage should be at or below 50% capacity. I can't work on your house if you are at max item count in both. Feel free to leave the basics like summoning bell, NPC's and orchestrion.- If a specific build or aesthetic is requested, you agree to provide me with any and all references possible so that I can get a clear idea of what the final design will look like, and to avoid confusion or misunderstandings. At minimum, please provide 2-3 visual examples. Real-life examples are preferred, but not required.- During the build there might come up situations where I have to make a decision where your input is required. In those situations, I will send you a message through the same channels you contacted me through. If it happens that for whatever reason I don't receive a response within 3 days, I will make the decision on my own based on the information I have received from you and my best judgment.- If you are on my waitlist and I message you to inform you that it is your turn, please try to message me back in a timely manner. After two days, I will try to contact you again. If I don't receive a message from you within 24 hours afterwards, I will have to move to the next client in the list and place you at the bottom of the current wait list order.In addition to that, please message me if you decide you no longer wish to commission me so I can remove your name from the waitlist.Pricing:Small: 10 Million Gil

Furniture Budget: 10 Million GilAny leftover of the Budget will be returned to you once the build is completed!Process:1: We collaborate and come up with a concept for the build together. Please ensure you provide enough reference to help this process and communicate what you would like as clearly as possible unless you intend to give me complete creative freedom.2: Once the concept is worked out, you add my character to your house and enable the necessary housing privileges (place/remove items and dyeing furniture). This is also the point at which you need to provide the furniture budget and 50% of the payment.3: I will create the general layout of the build. At this point you may request any major changes to the general layout. Any requested changes beyond the first, or any requested changes made after acceptance of this general layout will incur a fee of 1 million Gil or more.4: I flesh out the build and add the little details that give it life. Like-for-like furniture changes that are not custom built (for example, replacing a couch with a different couch) may be requested at no charge.5: Final presentation and acceptance of the build by the customer.Useful information to provide to me:

What does Blocking off a floor mean?Blocking off refers to restricting access and view to other floors/parts of a floor with furniture to have more slots available for the visible space.Why do you block off floors?I block off floors so I can utilize the slots the game gives me to make a more detailed build. This allows me to create custom furniture and the interesting walls, ceilings and windows you have seen in my portfolio!Can you design more than one floor?Outside of extreme special cases I will not design a multi floor house. Housing is still a hobby for me and I do not enjoy creating designs that span over multiple floors.Will I need access to any additional content to provide things locked behind progress?Yes, I may require items that are non tradable or available on the market board (for example, Bozja, Crafter Scrips, Bicolor Gemstones, Doman Enclave).Can I watch you build?You are free to check in while I am building, but I would prefer it if you aren’t present for extended periods of time while I work. The process I describe allows us to discuss, collaborate, and bring our shared vision to life. I do my best work when allowed to design and build alone, and I need that space so I can deliver your build to the best of my abilities
